5 Tips to Help You Sell Your Property.

5 Tips to Help You Sell Your Property.

Putting off potential buyers is very easy. However, if you’d like to sell your property in Malta for the best possible price, keep in mind that first impressions are key. Research shows that the most well-kept properties sell faster. Even when it comes to similar houses with almost identical features, the house for sale that is best kept tends to be purchased earlier, and probably at a higher price.

1. Cleaning and decluttering.

Before you welcome potential buyers into your property for sale, always make sure you’re confident about the product you are presenting. There’s a big list of things that need to be done when presenting your house for sale and Zanzi Homes has written a few of these here.  There must be no visible dust, no clutter, no cobwebs, no dirty clothes and/or plates lying around.

Additionally, make sure bathrooms are cleaned thoroughly and toilet seats should always be facing down. Kitchen countertops are to be wiped clean, with no visible mess. It’s always best to also declutter all visible paper work, fridge magnets, books and other small accessories to make your home appear bigger, brighter and calmer.

Front gardens, backyards or internal yards are to be kept organised and don’t shy away from investing in some flower plants, making your house more presentable. Do remember that buyers are trying to imagine themselves living in your property.

2. Remove personal stuff.

On the same point, you will help your potential buyers to imagine themselves living in your property for sale if you neutralise the environment as much as you can. This means removing excessive family photos and or articles within your living quarters. Clients won’t feel very at ease in a house where every inch of the walls are covered with wedding photos.

Don’t forget that what might appeal to you does not necessarily appeal to everyone else. You want potential buyers to remember your home’s best features, not your belongings. Don’t give anyone the opportunity to raise an eyebrow at your taste, or disagree with your politics or religion.

3. Touch up your wall paint.

A quick retouch of the walls in a neutral colour will make all the difference - not everyone will like your hot pink living room. This doesn’t mean that you need to change the colour of every bright-coloured wall you have, but do try to complement with neutral-toned decor. If you choose to repaint, choose a shade that is not overwhelming. Light shades can make a room look bigger than it actually is.

4. Good quality photography.

No matter how beautiful your house is, if you do not have good quality images, you won’t engage viewings. Make sure you choose the right real estate agency that will take the best images possible of your property for sale. Here at Zanzi Homes, we reward you for your efforts! Let us know beforehand when it is best to come to view your house for sale, and we’ll take care of the rest.

Better photos translate into more interest in your property for sale and a higher probability to sell. The best sales specialists will know all the right angles and techniques to make your home look as good as possible. Pay special attention to the best features of the property which can have an effect on the price buyers are willing to pay. Good luck!

5.    Use a real estate agent.

Get in touch with real estate agents and let them know that your property is up for sale! Make sure you contact estate agents closer to available date. Your property in Malta is one of thousands, so it needs to stand out amidst other properties for sale in Malta.

At Zanzi Homes, we’re always ready to list your property for sale. Get in touch with us today to get your property on our books!
